On December 20 , 2007 , President George W . Bush signed the Mortgage Forgiveness Debt Relief Act of 2007 into law . This law serves as a legislation landmark which helps homeowners with huge debts to be forgiven by mortgage lenders . It alleviates the tax consequences due to debt forgiveness by lenders especially upon principal residences if at all the reason given for the debt forgiveness is due to change in homeowner 's

financial status or a decline in home values . The law amends internal revenue code to completely exclude the forgiven debt from gross income of indebtedness initially incurred when the principal residence was being acquired . Because of the period with which the reforms are expected to take , the law extends the tax deduction through 2010 especially for mortgage insurance premiums . For state and local tax benefits , members of a qualified volunteer emergency response organization an exclusion from gross income . The program also extends its scope to students . With this respect , it allows single parented students in full time programs to live in housing units that are eligible for low income housing tax credit together with their parents from sale of a principal residence jointly owned with deceased spouse the law allows the surviving spouse to exclude 500 000 of the gain as longs as the transaction takes place in two years time from the death of the spouse (Michayluk , 2006 ,
