In real estate business relationships , contracts refer to legally binding relationships that occur between two or even more persons into the business . However , real estate relationships have continued to attract breach of their contractual relationship thus calling for remedies to the plaintiffs . Generally , specific performance of the contract is granted as a remedy in performing a specific contract as specified in the contractual relationships . This is granted when the legal /court process does not want its involvement in monitoring the performance . It is granted on extreme cases of real estate relationships where monitoring of the performance would imply inefficiency , increased costs and perhaps inabilities of monetary compensations to the plaintiff

Rescission in real estate contracts implies contract cancellation and consequently the parties allied to it are excused on any further performance . Also , rescission calls for return of all sums of money involved in the contract . This is a remedy that is provided for breached contracts whose further continuation would be of no substance and whose time frame was of implicit necessity

Monetary damages are awarded as reimbursement that would compensate the plaintiff over monetary losses that occurs from the breach of the contract . Usually , business activities are aimed at profit motives However , breach of contracts may attract profit losses or elsewhere reduce such values . Monetary compensation is therefore awarded to breach in contractual relationships that have led to monetary losses to the plaintiffs .
